What We Do

We've spent years refining our approach to architecture, and honestly, it's about more than just pretty buildings. Each service we offer comes from real projects, real challenges, and real solutions that worked.

Look, we're not gonna throw a bunch of corporate jargon at you. These are the things we're genuinely good at because we've been doing them for years. Whether you're building your dream home or planning a commercial space, we've probably tackled something similar before.

Residential Design & Planning

Your home shouldn't feel like it came off an assembly line. We start with how you actually live - not how we think you should.

Every family has their quirks and routines. Maybe you cook a lot, maybe you work from home, or maybe you just need a space where the kids can't destroy everything. We've designed everything from cozy laneway houses to sprawling family estates across BC, and each one reflects the people living there.

We handle site analysis, zoning stuff (yeah, the boring but necessary parts), 3D models so you can actually see what you're getting, and full construction documentation. Plus we'll work with your contractor to make sure nothing gets lost in translation.

  • Custom home design
  • Renovations & additions
  • Laneway houses
  • Multi-family residential

Commercial Architecture

Businesses need spaces that work hard without looking like they're trying too hard. Function first, beauty close behind.

We've done retail spaces where the layout actually makes sense, offices where people don't dread coming to work, and mixed-use buildings that blend into their neighborhoods instead of sticking out like a sore thumb.

Commercial projects have different pressures - tighter budgets, stricter timelines, accessibility codes, and a million stakeholders. We get it. We've navigated these waters plenty of times and know how to keep things moving without cutting corners.

  • Retail & hospitality spaces
  • Office buildings
  • Mixed-use developments
  • Adaptive reuse projects

Sustainable Building Solutions

Green building isn't a trend we jumped on - it's been part of our DNA since day one. And no, it doesn't have to cost a fortune.

Here's the thing - sustainable design saves you money in the long run. Lower energy bills, better air quality, materials that last longer. We've been doing passive solar design and natural ventilation since before LEED was even a thing.

We'll help you figure out what makes sense for your project. Solar panels? Maybe. Better insulation and window placement? Almost always a good call. Rainwater collection? Depends on your needs. We're practical about this stuff.

  • Energy modeling & analysis
  • LEED consultation
  • Passive house design
  • Material selection guidance

Interior Space Planning

Great architecture isn't just about the exterior. How a space feels when you're inside it - that's where the magic happens.

We think about flow, light, acoustics, and how rooms connect to each other. It's kinda like choreography - everything needs to work together smoothly. Nobody should feel confused about where to go or what a space is for.

Sometimes we're working with new construction where we can plan everything from scratch. Other times we're figuring out how to make an existing space work better. Both have their challenges, both can turn out amazing.

  • Space optimization
  • Furniture & fixture layouts
  • Lighting design
  • Material & finish selection

Urban Development Consulting

Cities are complex organisms. We help developers and municipalities create projects that actually improve neighborhoods.

Vancouver's growing like crazy, and not all of that growth has been good. We've seen what works and what doesn't. High-density doesn't have to mean ugly. Development doesn't have to destroy neighborhood character.

We work with developers who care about more than just maximizing square footage, and with city planners trying to balance growth with livability. It's not always easy, but when it works, it's worth it.

  • Master planning
  • Zoning & regulatory navigation
  • Community engagement
  • Feasibility studies

3D Visualization & Rendering

Floor plans and elevations are cool if you're an architect, but most people need to actually see what they're getting into.

Our 3D models aren't just marketing eye candy (though they do look pretty sweet). They're working tools that help everyone - clients, contractors, city planners - understand the project before anyone breaks ground.

We can show you how light will hit your kitchen at 8am, what the view will look like from your bedroom, or how your building will fit into the streetscape. Makes decision-making a whole lot easier when you can actually see what you're deciding on.

  • Virtual walkthroughs
  • Animation & flyovers

How We Work

Every project's different, but our process stays pretty consistent.

We start with listening - like, really listening. What do you need? What's your budget? What keeps you up at night worrying about this project? Then we dig into research, sketch out ideas, model everything digitally, and refine until it feels right.

You'll be involved the whole way. No disappearing for months and then showing up with something you hate. Regular check-ins, clear communication, and honest feedback both ways. That's how good projects happen.

Questions People Usually Ask

We've heard these a thousand times. Here's the straight answers.

Honestly? It depends. For residential projects, we typically charge 10-15% of construction costs. Commercial can range from 8-12%. But here's the thing - a good architect usually saves you more than they cost through better planning, avoiding expensive mistakes, and making sure you're not over-building where you don't need to. We can give you a solid number after our initial consultation once we understand what you're actually trying to do.

Design phase for a custom home usually takes 3-6 months, depending on how complex it is and how many revisions you want. Permits can add another 2-4 months (thanks, bureaucracy). Construction is usually 8-14 months for residential. Commercial projects have their own timelines. We'll give you a realistic schedule upfront - no point in making promises we can't keep.

Some builders are great at design. Many aren't. Here's what we bring to the table: we're thinking about long-term performance, resale value, how the building works with its site and climate, code compliance, accessibility, and about fifty other things that aren't just "does it look cool?" We're also your advocate - we work for you, not the contractor. That said, for really simple projects, you might not need us. But anything custom or complex? Yeah, get an architect.

Changes happen - we get it. During design phases, tweaks are totally normal and expected. Once we're in construction documents or already building, changes get more expensive and complicated. But we'll always work with you to find solutions. The key is being honest about what you want early on, and we'll be honest about what changes will cost you in time and money.
